FOURTH& Is The Greenest Condo Project in Austin

FOURTH& Condos, a 97-unit mixed-use project developed by Capsa Ventures, today announced that it has achieved a 5-Star rating through the Austin Energy Green Building program.

 

This is the first time in over a decade a multifamily project has been awarded the highest rating, and only second in the program’s 28-year history. Today also marks the grand opening recognized by the State of Texas.

“We have a responsibility to be good stewards of the land,” said Rance Clouse, CEO of Capsa Ventures. “Through extensive pre-planning and consideration of the materials we included at FOURTH&, our team laid the foundation to attain an exemplary AEGB rating.”

With 600 rooftop solar panels, ten electric vehicle (EV) charging stations, an exterior wrapped recycled pre-insulated steel framing, to high-performance fixtures, no VOC paint, variable speed air conditioning systems, an incredible amount of forethought went in to the project before any construction even took place. Other energy efficient amenities include multiple courtyard rain gardens with native draught-tolerant landscaping, recycled quartz countertops, LED lighting, Low-E windows, Energy Star-rated appliances, energy-efficient water heaters, bamboo flooring and exterior siding, and more.

Situated on 2.2 acres in East Austin at the corner of Fourth and Chicon Streets, just south of the Plaza Saltillo MetroRail line and less than a mile east of Interstate 35, Fourth& is redefining “quality of life” and is the only real estate development in Austin that offers a full life with a small footprint. The 130,000-square-foot condominium and mixed-use community includes 97 residential condominium units and 42,000 square feet of flexible, street level commercial space.

Previously, only two other condo projects were awarded a 5-Star Rating, Pedernales Lofts in East Austin and The South 5th in South Austin, which both obtained the score on the pre-2007 rating system.

The City of Austin established the nation’s first green building program in 1990. Austin Energy Green Building (AEGB) is now the nation’s most successful sustainable building program. Austin Energy leads not only the country, but also the world, in green building innovation. It has twice won awards from the United Nations, including the Scroll of Honor, considered the most prestigious human settlements development award in the world.

Since the program’s founding, AEGB has rated 156 multifamily developments, 271 commercial buildings and more than 14,500 single-family homes. In that time, only three condos qualified for a 5-Star Rating.
