  • South Congress, also referred to as SoCo, is just 2.8 miles away from Downtown Austin’s booming urban center but miles away in attitude. Driving south from the Texas State Capitol over the Congress Street Bridge, the city gives way to a neighborhood grounded in culture and a hip, vintage aesthetic.

Known as the heart of South Austin, South Congress Avenue has retail shops, restaurants, antique stores, and an eclectic mix of local vintage shops and boutiques. Small streets branching off of S Congress Ave include single-family homes and condominiums in a range of styles and sizes. The median price for properties sold in the last twelve months was in the low-$600's with the price per square foot in the $300's. Homes spent an average of 44 days on the market.

Today, newcomers visit South Congress to experience the character of old South Austin. Buyers come here hoping to find a mid-century bungalow or a contemporary masterpiece in a neighborhood with great Austin ISD schools. South Congress has not only the vibe, but the vibrancy to attract both young and old to one of Austin's most beloved neighborhoods.

  • One of the hottest neighborhoods in South Austin, Travis Heights sits south of Lady Bird Lake between South Congress Avenue and Interstate 35 extending southward to East Oltorf Street in the 78704 zip code. Like Zilker and SoCo, Travis Heights enjoys a South Austin ambiance while being only 1.8 miles from the city.

Initially developed as a wealthy enclave across the river from Downtown Austin, Travis Heights has historic mansions set on hillsides shaded with century-old oaks. Smaller homes and apartments are now part of the mix. The average selling price is in the upper $600's, with 43 days on the market and the price per square foot just below $400.
The variety of home styles, location, and desirable Austin ISD schools gives Travis Heights prominence on most buyer lists. With Downtown Austin only a 35-minute walk, proximity to South Congress’ hip SoCo district, and an enviable mix of gorgeous homes, Travis Heights properties are in high demand.
